FishHawk

FishHawk Ranch was developed beginning in the late 1990s on former cattle ranch and citrus land in the rolling terrain of southeastern Hillsborough County. The Newland Communities master plan emphasized preservation of natural features — protecting large tracts of oak hammock, wetlands, and conservation areas while weaving in an extensive trail and greenway system. As the community built out through the 2000s and 2010s with successive villages like Starling and FishHawk Ranch West, it earned a reputation for its highly rated public schools, which became a primary draw for relocating families. Today FishHawk is home to more than 10,000 households and is regularly cited as one of the region's most desirable planned communities.
